Prices in San Elijo

Just a sample of falling prices in San Elijo Hills (new construction).

Richmond American : Luminara (SFH)

List prices on website : $672 - $697k (for homes from 2470 to 2700 sqft)
Price on first visit (last weekend) : $619 - $659k with buydown incentives

These guys are certainly ahead of the curve but given the competition from existing sellers it seems like there is still ways to go !

There are so many houses but so few residents in that development that the correction gonna be very painful!

For the first time my wife and I went out and looked at homes in a new development. Not out of interest to buy, but just to get out of the house. We went to SEH and toured this development. I saw a sign on the model at 624, and I overheard sales lady talking about a 60K incentive. Now I didn't bother to ask what all the prices were, but at least I overheard something.

Also considering I am updating a thread that is over a year old, that development was sparsely populated. My wife liked the houses but said no way does she want to live that far out.

Heck there is a brand new short sale listed in Encinitas 2329 Sq. Feet for 619,000 (not that I am interested, just that I'd take this house before going way out there). MLS 071062259

San Elijo has been hurting for going on years now. That said, I grabbed for a barf bag when I saw the enc. short sale noted above.

What caused you to barf on that seeing a short sale in Encinitas? I have a guy in around the corner selling a home on Playa Riviera in Cardiff for 699,000, at maybe 1040 Sq. feet. Travertine and other upgrades, but this house sits right on top of I-5.

$672 a Sq. Foot

A modest drive to east of El Camino Real:
$260 a Sq. Foot

Doesn't sound right I'd better check this again.

There will be a large sports complex coming at the intersection of Questhaven and San Elijio road adajacent to Luminara and Palisades. Also the opening of the SEH road to Twin Oaks. Luminara and Palisades owners will have the Tennis courts with bright lights.A Nite Club(not sure)may be attached to the complex.
What does this do to the values here? High mello Roos area (tax of almost 2%). Good luck

Its not the short sale, its just the pics and the house...yuck.
