I think the recovery will continue unless some Black swan event occurs (which I think is more likely than most want to think about),

price will go up 15% this year and 25% next
Prices will go up - unless they don't!
It will be hard to tell as some will be up and some will be down. On the aggregate the stats should look pretty flat once they reflect the declines we saw between Oct and Feb. Good luck finding something you want at these prices.
2011 was worse than 2010 in my neck of the woods. I've only got the median to go on but it broke the $700k barrier very recently for the first time in a long time. But it means very little if inventory is low and sellers remain stubborn.
