If you were doing a housepad listing, would you want a broker I figure i'm saving a fortune via housepad, so why not pay more to I'll meanwhile advertise and hire a shill to run the open house

My advice would not be to go full tilt on the CBB and to instead price your home very aggressively. Agents don't steer buyers to the disappointment of many who think they do.
In this market you want to make the buyer's agent take 3.5 to 4%. If priced right, they will beat a path to your door.
well the market where I am is quite good still
the pending to listed to sell ratio is 1:1:1
not bad, really, but, as rates rise prices will fall
