Parc@54 in San Diego?

I'm looking to buy a house or condo in San Diego. I love the beaches down there and the weather. I don't really know the city well and have only been to the clairmont area recently. I'm a divorced professional with two children entering their teens, so I can make do with a 2 or 3 bedroom condo, or a small, cozy house. I'm aware the shape the economy is and that real estate is only going to go down. Having said that, I'm currently renting a 2 bed condo in the Riverside area and paying a little under $1300 a month.

So, is Parc@54 a good deal? The asking prices are $199k and 239K for the condo's that I would go for. Will they negotiate that? Is it a good time to buy this now? Also, I like new construction.

What about the area? THe saleslady tells me it's in the college area? Is that area safe? I'm a professional and don't want to live anywhere shady or trashy with a high crime rate. But, I do like an area close to nice shops, restaurants and of course, the beach.

Also, could I get a small house in San Diego for the price I'd be paying at Parc 54? But, I don't want a fixer upper.

From I-8 exit Mission Gorge Rd/Fairmount Ave. Go south towards Fairmount Ave So. Take ramp to Montezuma. Turn right on Collwood and cross El Cajon Blvd. Collwood turns into 54th Street. Make a U-turn at University Ave.

ALso, if there are any other new condos in San Diego for that price, let me know.

Find a rental in the area and see if it fits your needs. You have kids, you need to checkout schools, sports/after school opertunities, your commute, etc etc. You dont have to buy immediatly, for any reason. Find where you want to be, then buy. There is no excuse to buy right now, cause the market is going nowhere but down from here (best case is things hold steady for the next year).

The area around SDSU has a VERY high crime rate. The area you are talking about borders on what I would call "the hood". Personally, I wouldn't even rent anything in that part of town, let alone buy anything...but that's just me.

If you haven't bought at Parc@54, you should have. The prices have already risen $6K, and they haven't all been built as of today. This complex is a spark of getting the neighborhood better. There are apts next door that will be converting into condos, and the Sears Essential store will be gone with either a new strip mall or more upscale housing developments. This neighborhood is turning around like so many here in San Diego. There is a satellite police station nearby as well. So, if you haven't bought because of some words of fear - You lost out!

Never mind the cost to buy and resell is anywhere from 4-6% for RE commissions. This place has appreciated $6000... Whohooo!!!!!!!

I would have to say that they got balls. They did tell me that prices were rising. At the time it made me laugh. I'm not laughing anymore. I'm more in shock. This has got to be one of the dumbest moves ever. This new price change must have just happened in the last couple weeks. Why would you raise the prices when rates are rising and the selling season is ending. This is not going to scare anyone into making a move. It's just going to price people out. The reason why anyone would buy there in the first place is the affordable price for a brand new home. Affordable price, low inventory, low rates, first time buyer rebate, new home tax rebate are the reasons that any units are selling. Take away any of those and sales will drop, take away two of these and you are asking for trouble. Don't forget to change the sign from High 100's to Low 200's.

luvsan lets take a step back for a moment. Let me ask you a few questions:

How long have you lived in San Diego?

Do your kids live with you or not?

If so will they be going to school while living with you?

What is more important, owning a home, or having a location that is more conducive for your kids?

Also, if you are recently divorced what is the rush to buy a home?

Now some answers... First off, anyone that is relocating should really consider holding off before buying a home. Unless they have previously lived in the area, I just do not recommend buying first and then getting to know the area second. That is like getting married on the second date. Second, I have a rental home not terribly far from there. From a pricing perspective yes the prices are not bad. However this is not where I would be thrilled to live. That is only me personally. It is not the greatest part of town. It is not a sh-t hole but given that there are so many great places to live in San Diego, I just think that if you are going to live here, there are much better places to investigate.

My recommendation would be that you should rent a place that you can afford while you get the feel for the city. Lots of different areas that you may like, even if it is to rent. Of course affordability is an entirely different question but I would tighten the reins a bit and check out other areas of interest.

sdkbhomes, that is so obvious I can't decide if it's too obvious and it's made up. kb homes is the builder or this project in San Diego, let me break out my decoder ring.

You aren't allowed to create a screen name indicating you represent a particular homebuilder then refer to them in the third person.

I was almost suspicious that the OP was also the builder and this was well written spam but the OP has been a member for 30 weeks, this is their first post, it's rare to create a thread as one's first venture on the boards but 30 weeks is too well planned.

SDR: Yeah, that was definitely a suspect secondary. We had Raiders seasons tickets back then, and the Raiders - Chargers game in Oakland was my favorite. Stabler versus Fouts and whichever team had the ball last, won.

I remember watching that 1981 Chargers - Dolphins AFC Divisional game with my dad and I was sure that the Chargers would be in the Superbowl that year. Dan Fouts is arguably one of the best QBs to never go to the Superbowl. Of course, I have a soft spot in my heart for old Dan, him being a former 49ers ball boy and St. Ignatius HS (San Francisco) alumnus. His dad, Bob Fouts, was the voice of the 49ers for years.
