That works out to be $157/sf. That would get you a decent house of tract-home quality (Spanish style, vinyl windows, etc). It really depends on what you’re expecting from a rebuild in the event of a total loss, as well as how likely you feel that is.
If it were me I might bump it up to around $175/sf ($400k) just to be safe. But I’m more cautious than some.

It also includes varying coverage for loss of use and liability. It is a “replacement value” policy. I think it is fine for the ‘hood. If it burns down, I could build something smaller if I had to.
I do not live in a fire-prone area.
Earthquake Authority coverage is $185 yr for a $50K ded policy (same policy limits as above).
I do not live on or near a fault line.
