Listings not on internet MLSUser Forum Topic

This weekend I went to an open house in La Jolla. I had found the open house advertised in the local newspaper and was curious because I had not seen the house on SDLookup. When I was there, I asked the agent why they hadn't put the house in the MLS, and they said, "oh no, it's in the MLS". When I got home I double checked and it was not listed on SDLookup, and I couldn't find it on Redfin or any other sites. Dropping tech support at SDLookup an email they replied that it was MLS #090027326 and that it was marked No Internet in the MLS. This morning I was able to confirm that this is the listing for the house. So my question is, how common is it to have a listing in the MLS that is marked No Internet? Why would a seller or an agent not want their listing shown on the internet, wouldn't that decrease their chances of finding a buyer? Is there a good way around this, so that those of us who watch the listings on the internet get all the listings? XBoxBoy

Not sure what's different about Trulia.
Not sure about this one but la Jolla has always had its own way opf doing things and much buisiness is conducted between the local LJ agents.
XBoxBoy - I went into this in the Sources for researching real estate thread. Everyone is making a big deal about the inventory count on SDL and we do have low inventory, BUT it is looking lower than it should be b/c so many are NOT showing up when they are really for sale.
I have actually have to make notes on SDL w/the MLS# to indicate it's for sale, just not showing up on SDL. I've tried to contact Bridget about it. I thought they'd fix it, but apparently it still continues. They did say the same thing in an email to me, but I call BS on it b/c I've seen it listed on Houserebate.com (Hello! internet)
Same w/Redfin. I emailed them several listings that appear on Houserebate, but not on Redfin. I have not heard back from them.
I like La Jolla, but jeezus, almost $800/sq ft for that thing? I'd rather live in the cool modern place up in the hills of La Costa (from a recent thread) with the amazing view at less than half of that on a price per sq ft basis. I know it's not the point of the thread... but I'm just sayin'.

We believe Sandicor implemented some changes in the last week or two that increased the number of these "agent only" listings that can't be displayed on sites like Redfin or SDLookup. Before posting anything more we're digging into it a bit deeper. When we hear something I'll let you know.

What's different about Trulia is that they get listings directly from the agent or brokerage and aren't bound by MLS regulations like MLS powered sites are. Unfortunately in this case the MLS doesn't allow us to show listings that are marked agent only.

I don't want to be mysterious or anything but since I prefer to remain anon I will have to be. I know a particular MLS in CA that has implemented a flag for allowing not publishing listings to "Virtual Office Websites" in response to some NAR/DOJ settlement or some such thing. There was a log in message regarding this when you log into the MLS.

Me neither. If I was a seller, I'd be hopping mad that my listing wasn't spammed everywhere possible.
It sounds like yet another 6% commission bank cram down crooked agents like to play.
Once again, my advice to people would be to use ALL resources and not limit yourself to any single favorite resource.
The large national third party guys are good to use just like other local guys. SDLOOKUP is great but is limited to San Diego County feeds. I have seen cases of listings not on SDLOOKUP but found on Realtor.com and Zillow because they were NOT entered into Sandicor from the out of area agent. Similarly it was NOT on the Sandicor MLS feed as well because it was out of area.
Similarly if you want to get everything that is on the Sandicor MLS, simply ask your agent to send it to you.
That way you can use the MLS, you can use Redfin/Zillow/SDLookup/Trulia etc. Using all of them will help you get as much data as you like.

Also note as we have said... many reo properties are not on the MLS when they first are assigned to an agent. Signs go up and are in place for quite awhile in some cases. So get in the car and drive.

Lots of avenues to follow but you may need to put in the legwork.
Unfortunately, the agents in La Jolla have an agreement to not put up signs. (Except on the day of open house they are allowed) So, you drive around La Jolla and never know what's for sale. It's such a foolish policy that it boggles my mind. I live in La Jolla, and I'm constantly going for runs, or driving and it would be much better to see signs.
