Is corner property desired for a homeUser Forum Topic

Hi I am looking to buy a home in the Carmel Mountain Ranch area and this listing in Walden community caught my eye http://www.sdlookup.com/MLS-090019858-13... The only concern I have is that this property is a corner lot in the intersection of Espirit and Essence. Essence is a quiet road but I Espirit could get busy as it is one of the entry points into the community. The home however is not right at the entry of the community. I am not sure whether a corner lot is generally preferred or not and what would be the resale value for such a property? Please advise as I am a first time home buyer and I am not aware of the pros and cons of a corner lot. Thanks for you comments!

If the answer is y,y,n, then who cares....Except you could use it as a negotiation tactic to lower the price :)
For some corner lots on an interection would be not desirable. For others it doesn't matter.
The first home I bought was a corner house. It was in Washington state. The downside was twice the amount of sidewalk to shovel when it snowed. Obviously, that is not an issue here.
Another issue for me was the lack of privacy in the backyard. In the town I lived in people didn't fence as much as they do here.. So I would have had to spend serious $$ to fence in the backyard to get a private yard. If the backyard is already fenced, you won't have that issue.
The final issue is car noise from 2 streets... But if the streets aren't very busy, that's another non-issue.
Personally, I wouldn't buy a corner lot again... But that's just me. I learned a lot of things not to do with that house.
In this instance, I would prefer the corner lot.
You can wall in the whole area including part of the front and have private courtyard.
I generally prefer corner houses. Even better if there's nobody behind.
I don't like cul de sac because of the noise w/ kids and having to deal with the neighbors.
With the corner, you have more privacy because there is just one neighbor to one side and one in the back.
The house looks out onto Essence. There are no houses on Esprit across from the house so people won't be parking next to your property and making noise.
I'm currently renting a corner house, and I love it. Granted, both streets are not very busy, and if that were different perhaps my opinion would be different. Also, my front yard is raised up off the street & sidewalk by about 5 feet, so I have a 'birds eye view' of the neighborhood. My office is situated on the corner with windows open to each street. I enjoy the openness on two sides with a view as opposed to being boxed in between two other houses on each side.
I'd be more concerned on the price. Last sold in May 2003 for $517,000 and listing now for $600,000; over $300sq/ft.

92128 is the North County foreclosure leader. Imo the price is off by a third.
Personally I prefer corner lots, even on busy streets.
I don't like that corner, the corner accross the street is better. If the uncontrolled right hand turn from the busy street puts cars directly in front of your driveway it sucks, on the opposite side of the street, traffic is approaching a stop sign, that is much better. The reason is that people exit a 35 or 40 mph collector street and take the corner fast, exiting the tract on the other side of the road approaching a stop sign they are going slow. It makes backing out of your driveway a pain because you have little reaction time and it shortens the lifespan of pets. Choose the exit side corner over entrance side corner, every time.
we love corner homes, typically you are looking at larger side yard, and the added benefit of not having neighbors on both sides looking in.
that said, Essence is a mighty long street with a lot of homes that will use your corner to enter and exit. which essentially wash away the positives of a corner home.
the corner homes of coldwater/esprit or scarsdale/chalon/tradition, on the other hand, have minimal traffic in and out and would be much better.
the main issue remains the price. $600k for something like this is awfully steep. I say $400-450k would be more reasonable. remember the home was sold for $517k in 2003.
afterall, Maybeck in 4S is already down to $604k for 2800 sqft.
