Inventory Encinitas/Cardiff

Hey Piggs!
Still waiting to purchase first time starter home in Encinitas or Cardiff (have been saving while sitting on sidelines for last 3 years). There is NO inventory, it is really crazy. Our budget is around 500k and we are getting pretty serious about buying now that I am expecting.

Any ideas on whether now is a good time IF we can even find a place or whether inventory might increase?

Baby due in early spring, we can stay in our apt for awhile but not ideal.

Very, very poor inventory; and at under $500K, it is almost non-existent. Personally, I'd recommend waiting, but that's just me (a "perma-bear" who's been renting for 5 1/2 years).

We have three kids and live in a nice rental home. It really helps one be more patient if you're living in a comfortable environment. You might be surprised that there is very little spread between rents for a SFH and an similarly-sized apartment. Right now, the rental market is pretty slow, so you might be able to get a good deal.

For that price in Cardiff you are going to be a stone's throw from the I-5. There are a few things in Encinitas but you would probably have to deal with a short sale to get something decent. A good detached foreclosure in your price point would probably be highly contested in these areas so be prepared for a tough fight if you want to get something good. Like CAR and SDR said the situation could improve for buyers but probably not over the next 6 months.

Thanks for advice. We are on top of it to be prepared for a listing that suits are needs, which aren't too demanding. Will probably stay in our place although cramped since we live only 2 blocks from the beach and my husband is an avid surfer and then we can at least walk to beach, park, restaurants etc with baby. Don't think we want to deal with hassle of moving and our rent is really reasonable.

We should have jumped on one in cardiff with little I5 noise but were hesitant b/c it was only 1100 sq ft but in retrospect we probably should have bid on it. Really like that area since I work downtown
