Home prices compared to 2001 evel & data on sub-markets

Hi,

We are in the market looking for a home and I am trying to find stats on prices per sub-market compared to 2001 price level.

I looked around the website and checked out Rich's analysis & trends. But most of those trends are plotted starting 2005.

Any other links to review such comps i.e. prices now vs prices in 2001?

I understand that for some of my desirable areas ( such as most of 4s, delsur, pacific ranch in carmel valley ),2001 may not exist. For them, 2002-2003 data will be fine.

I generally look at the year closest to 2002 and then subtract 10% a year to back into an approximate 2002 value.

EX Home sold for 600K in 2004. 10% 600K = 60K x 2 = 120K. Estimate current value of property 600K - 120= 480K

If a home has a value less then this it shows up on my watch list.

I use a similar calculation going forward. 600k in 2001 1 year time %10 (600K) = 60K Estimated 2002 cost 660 K.

I could use arithmetic or geometric calculations but this is a quick math way of seeing if this should hit the watch list.

It should be very easy to find. Ask your realtor to send you comps for that timeframe in the area that they are showing you homes. The data is trivial to pull off of Sandicor.
