Great investmentUser Forum Topic

I had to post this becuase it made me laugh out loud when I read it. http://www.redfin.com/stingray/do/printa... How can you possibly include great investment in the same listing description as short sale approved! Makes me want to run right out and get in on that action...can I short sale it in couple of years for a loss too.

Well ... at least it's a better investment now than it was two years ago.
It sold for $434k. Assuming 100% financing, how could it be a short sale for $499k? If the owners borrowed extra equity, I can understand, but it's still not a short sale in my opinion.
Actually, this doesn't sound that bad. What would this place rent for? $2500/month maybe? With enough down I would think this place could pencil out ok. I may have a skewed idea of rents living up here in LA though. Would like to hear what some of the RE professionals on this board think of this one.
(By the way GunDoctor, would you happen to be a Gunsmith? I was one of those myself once before I became a people doctor)
