Great buy in Rancho Penasquitos

1400 sq ft homne in 92129, my wife saw this today and we both thought that it is a nice home in a decent neighborhood. It seems like a good deal considering what people are paying for some homes in Mira Mesa.

Not bad, considering the current market. The lot is under 5000 sq-ft, seems kind of small to me, and at about $297/sq-ft. Is there a lot of freeway noise?

Yes there is alot of freeway noise. Why would you wanna spend over 400k on a home near the freeway that you will grow out of in a small amount of time?

Definitely a bubble price. $297/sft to enjoy freeway noise is sheer madness when r. e. market (along with rest of the economy) is collapsing right in front of our eyes.

I thought it is a better buy than the houses in MM I listed above. I have lived near the freeway before. Double pane windows help a lot.

I think it is a good buy for the current market but I am still waiting and hoping for some additional price reduction. A similar home for $350K should be ideal just in case one of us get laid off we can still handle the payment. 1400 sq ft (single story) is about right for four people (although I have no children yet). I hate cleaning, so I prefer smaller homes.

jimmyle, it might be better for you and the person who bought it, but many people hate road noise. It makes your backyard useless when it's too loud to go outside. Some people are light sleepers too and even double pane windows won't kill all the noise. To each their own.

The freeway noise of the 56 isn't bad at all. It's certainly no 5 or 15. I lived almost exactly that close, just a bit further west and you wouldn't even notice the noise, even in the backyard. In the summer, from the second story, you could hear cars if the windows were open, but it's so dead after 9 or so, no big deal.

The bigger concern, though, might be the street it's on. I notice that it's fairly long, so it would seem to carry more traffic (even though it is residential). Mostly a concern for those with kids.
