The house on Valerio just went pending after 22 days which is great in this market for a home priced at $1.75 to $1.9M. Based upon the way negotiations are being conducted in this market I'd guess they got about $1.8M which would be close to what they paid a year ago.

Keep us posted, because I am interested in how the higher end is doing. If they broke even with last year's price, that is excellent.

As an aside...5562 is also in escrow.
I know but it is an Open Listing (i.e. essentially a FSBO) and has been pending at least 45 days. Without a professionals help they might be in a shaky escrow. I dont know one way or the other but dont be surprised if it sits in escrow for a long time or falls out.
SD Realtor - I spoke with a neighbor who knows the buyers and she said they are solid and plan on closing sometime in August. The seller is a young guy who successfully flipped another property in Santa Barbara about two years ago and then rolled into this one. His plan was to keep it but I guess he couldn't afford it after he booted the renters out and put in several upgrades before selling. But we'll see how it goes...
Sounds like it might happen though the part about they "plan on closing sometime in August" creates some uncertainty. There should always be a firm date that both parties contractually agree to and are bound to. Hope it stays together and goes through.
