Good deal in Ranchc Penaquitos, House near golf course

It seems to be a good deal. Does anyone know which golf course this is?

Why do you think it is a good deal? You have been reading Temecula threads right? Up it by 50%, that is right $150/sq ft. $300K max. You are really in love with this devil, make it 400K. Any more, you are in Stupidland, IMO.

I love living near a golf course and most golf course homes are too expensive. This one seems affordable if it is closer to the lower end of the price range. The house looks good even though it was built in 1970. I am not buying right now but if I buy this will be seriously thought about.

Hi Jimmy. Just to clarify, this home is not on the Carmel Highlands golf course. It is on the Doubletree golf course and you would much rather be on the Carmel Highlands course then this one. Also I would kind of steer clear of this part of RP. (Just my personal preference but others who know RP may echo the same sentiment)... If you want that golf course property sit tight a few years and try to buy in 92127 or 92128.

I wonder if the Doubletree and Carmel Highland are the same golf course or not?

I am not very familiar with Rancho Bernado? Is there a specific street or area in 92127 or 92128 that is near a golf course? How much are these homes going for right now?

SD realtor... the BTB and I will be living in that area of RP as renters for a spell, she lives a few blocks from the doubletree... and for the last couple months I have been trying to get a feel for the 'hood...

is it sketchy? Am curious to hear your feelings on this.

Re: which golf course, I'm beginning to suspect some bizarre golf collusion on Google Maps. The little map underneath the main property page ID's that course as Carmel Highland Golf and Tennis Club. When the map is enlarged, the name changes to the Doubletree.

I think the Doubletree might be the new name, if the hotel took over? I'm also sitting on a two-fer pass to the Doubletree Golf Course so I'd better find out where I am going.

Meanwhile, the Carmel Mountain Ranch course is just on the other side of the freeway, and the Bernardo Heights as well as the RB Country Club is just up the road.

Critter I agree... when I first looked I saw that as well but when I dug deeper I found the same thing you did. Strange indeed!

Voz I am not thrilled with that portion of PQ when I compare it to other areas of PQ on the west side of PQ so to speak. I had looked at a foreclosure near there one day a few weeks back with some clients and we sat on the street for about 45 minutes just chatting. Needless to say the people that drove by blasting there boom booms were not what my clients would be happy with considering they had little kids. Also there are alot of apartments nearby and someone can correct me if I am wrong but there is some low income housing near there as well.

Manmom are you around? Duck you live in PQ as well don't you? Can either of you guys comment on the northeast corner of PQ near the Doubletree? As I said Voz I think there are some more desireable areas of PQ and if you guys are waiting anyways I think you will find some great deals.

Yes, this is one of the first PQ subdivisions and it is cheaper than the west side. I have some students who live over that way, there are some nice areas, only one way in and out, that is Penasquitos drive. When there was a fire recently, no one could get out! They closed the road...also, yes, the section 8 housing is just down the road. The two elementary schools in the area are Los Penasquitos (low income and low scores) and Rolling Hills, better but not as good as the west side of PQ. High school is Mt.Carmel, but you have the option of intra-district transfer to Westview as long as there is room, which there is. There are some nice areas, some big yards, but we prefer to be on the west side, near the canyon.

Regarding the comment about Penasquitos Drive being the only way out, that is true only during non-emergenicies. There is a fire exit towards the north that connects with Rancho Bernardo near Camino Del Norte. They opened this during the last fire, but it took a call from my dad who was denied when trying to take PQ Drive to his house.

Also, I would say the area is OK, but there are a few questionable areas with the worst being all of the apartments/homes along Carmel Mtn Rd between PQ Drive and the church on the top of the hill. Those are mostly low income units. There is also an apartment (maybe part condo conversion now) complex at the corner of PQ Drive and Del Diablo (which intersects with Satanica, I kid you not) that I would not want to be in or by.

I grew up very close to the elementary school at the end of PQ Drive and it was a nice simple place with a great park for kids, but I think it has gone downhill a little since then. It still isn't bad, but it's not great either.

My advice would be to try and get a feel for the immediate neighbors is that what will really matter. Some blocks and of homes are really well kept in the neighborhood, and others are a little dinged up. I would only consider living in that area if I were to be in one of the units at the top with a view east or west. Ulitimately, as the other posters have mentioned, I think there is room for prices to fall further. No reason to jump in quite yet.

We were in temp housing in that area and I would say that it's not the best. Some parts are okay, but there is enough "rough" areas that you might want to consider other places. I think you have to be a little further west to go to Los Pen Elementary - which btw, now has very good scores.I think in the past Los Pen was one of the worst Poway Unified Schools, but they have had a lot of changes and is considered very good. They have adopted some kind of "No Excuses University" program and it's done wonders.

A few comments about that area. I grew up right off Pen Drive years ago and have recently moved back. My son attends the same elementary school I did (Rolling Hills) and I am quite happy with their programs. The area is good, but it is not what it was 30 years ago either. As for the golf course view, you might want to check on the Doubletree's intentions. They have been trying to sell it and the talk is redeveloping the site with either single family homes or a much disputed and probably dead in the water Walmart. See savepq.org for move info on this. As for the low income apartments, I know quite a bit about that as well. The owner is attempting to redevelop the apartments directly across the street from the Doubletree (behind the Lutheran church)into a beautiful class A++ community. So that corner will hopefully get a jump up starting in late 08. Freeway close good shopping, but definitely not west PQ.

Aspersions, Casting...not.

SDR- yep. more or less my vibe... a bit of sketchiness there. Seems to come down to education background. Sometimes I wonder how come my old man, a HS dropout, was such a good reader, preched Emerson and Thoreau and had a better vocab than most of my HS techers and University professors... strange.

Phew!! if this house is good deal at 520k then what else the otther houses at San Diego supposed to go. Siple theorey again, instead showing house picture first golf course was shown. House interior sucks a lot and one has to live there either a real golfer or who is golf trainer !!
