First Big Pop in CoronadoUser Forum Topic

I've watched this place sit empty for over two years, except for a brief couple of months when it was occupied by one of the Padres last year. First Coronado SFH under $400/sqft. I know the gal who sold it three years ago to a couple of flippers who "fixed" it. The flippers were probably into it for about $2.3 mil. Now there are no doors on the closets. Who has closets without doors?

Actually that house is really nice, I don't have doors on my closets. As soon as I can rustle up 1.6 Million I'll buy it and rent out the house I'm in. Seems like a bargain,of course I know how the internet can distort reality,so I'd have to see it in person.
I can't tell if the snark was on, but I imagine it would take a while for most people, maybe even you, to find 1.6 million of their own spare dollars.
Now, if you're happy to spend OPM, then just call it a multi-unit dwelling and get the next generation of taxpayers to pay for it, using the FHA.
still, what would 1.6 get in coronado during the big bubble? certainly not 4000 sq ft
Seems like there is a little more sales acitivity in Coronado lately per sdlookup. I've been watching the market for a while and at $399 sq. ft. this is a nice comp killer... especially for a completely remodeled house. Im still a big believer that even high-end confined areas such as Coronado are not immune to some very drastic price drops. Lets see what valuations look like next year.
Its a short sale and the lender still has to approve the price once they get an offer on it.Its a long ways off from being anything resembling a comp killer.

That house is on the wrong side of 3rd... Its not bad being 5 houses from one of the two busiest streets in Coronado, but I wouldnt want to live there. As stated, I wonder what the actual price will actually be. I am interested in a house in Coronado right now. Its hard to find a property with a decent sized lot at a reasonable price. I'm pretty sure that prices are somewhat stable there now. It's a small place willed with a lot of money. When people are under pressure to sell, the properties sell... As long as they are at today's prices, not trying to get 2 year ago prices.

I'm not... I love Madison WI.... Hey long time no talk to! I thought i was going to ride out the crisis in the midwest.... but.... my wife is sick of the winter. I love it... I love my snowblower and i love my house. My house is a brand new monster for what a crappy condo would cost in San Diego. But she has her heart set on Coronado and we are waiting for the final exchange of offers, hopefully we get the house tomorrow (and then watch it not go down too much!!!)????

I'm still trying to figure out how this one went under $1mil.. Granted it's on the corner of 4th and D.. but Geez. A granny flat (600SF) and the front house under $400/SF all on a 7000SF lot? The street is busy and you can say what you want about the "bad" area of Coronado. But this was a smokin' deal IMHO.

there are lots of nice people in Coronado. The OC Housewives-type people that were doing the opposite of all us Piggies are starting to suffer and get foreclosed upon. Just check the preforeclosure list for the last month or so. There is still plenty of real estate pain in nado.
I will tell my favorite people there to keep an eye out for a nice guy & family moving there from madison!

Chris, few people care for the 0400 wakeup call that comes with the arrival of the North Island workforce each morning. It really is a big deal. The roar of the traffic coming down fourth can be heard at the other end of the island. In proximity to fourth, I'd find it unbearable.
Cyphire, are you a Badger? My buddy who lives across the street from the property mentioned originally in the post played for the Badgers. The original property is still vacant, having been foreclosed shortly after the short sale listing. Please keep us posted on your real estate adventure.
I can see that about the noise, but the early AM noise comes from 3rd, no? I thought the base empties out in the afternoon and is pretty drained out by 5pm (when non-base folks are coming home to Coronado from work and wouldn't have heard all that 4th traffic).
I'm still shocked the place is over 3000 total SF on a 7000 SF lot... and went so cheaply. I need to learn more about the area for sure... but I can't even find anything even close to comparable in any time frame on the island, even other homes on 3rd and 4th! It's bizarre.
Alright.. now I'll stop perseverating, I promise. =)

Those midwestern/eastern winters can be tough on the soul after life in SoCal particularly as one ages. Its no surprise half the NE ends up in FLA. Happy to hear you are finding your way back.
FWIW, I just checked your old hood and surprisingly they still seem to be getting between $1.7 and $1.9. Not much selling but not much on the market either. People are digging in.
