D R Horton advertising half off saleUser Forum Topic
Submitted by temeculaguy on February 9, 2008 - 12:22am
It's likely just a marketing tactic to get you to come with a cashiers check and the prices for the Temecula and Murrieta tracts in the ad compared with the website only look like 10-20% off but I'm unfamilar with the markets for the other cities and counties they are doing this in. It says up to 50% off, maybe it is in one of the others or maybe they claim they will take an offer in that range, who knows. Either way, the new year is upon us and dr is firing the first shot, lets see how the others respond. Sorry, none of the San Diego properties are listed but they have such a minimal presence in S.D. despite being the largest home builder in the nation.

Let's see...
Kern, Riverside, San Bernadino counties. Properties there are already worthless and nobody is interested in buying those dumps even at half off!
If they offer half off in Orange County they have my attention otherwise it is just meaningless because I consider those locations as godforsaken worthless areas!

Absolute moron - please, stay in OC with all of the other geniuses.
Different strokes.
I spent the first half of my life in the OC, and you can't believe how happy I was to move out.

Of course the feeling is mutual ;-) Let's see.. are you the one who bought one of those dumps in Riverside for some exhorbitant amount and now upside down and bitter about it?
No Kev, you got that response because, like me, he probably sees you as one of those dolts from the L.A. area who, for some reason, doesn't understand that there's a world outside of your little circle of life.
mark123/paramount
Lets not get personal. If you think, you have a reason to beleive riverside is not a dump, then please post the reason.Obviously, i dont even know kev..or his credibility, but my first thoughts after a reading the post were mark123 & paramount are the same guy with different id , because i never remember an post from these guys..
Anyways, riverside is dump. Because , you got zero employment to support 400k home there currently..to have a 400k home, you need to have atleast 120K salary ( conservation 3.2X crap)..
Getting back on topic, I've been somewhat negotiating with D.R.Horton for about 6 months. They have a project that I am interested in and last summer I made them an offer 33% off of asking and they indicated they might go 10% max. I said thanks but no thanks and moved on. Several months later they called and said “its my lucky day” and they would be willing to look at an amount that was about 20% less then the original price if I would close in 30 days. Again I repeated my 33% offer they said that would never happen and again I forgot about it. Well guess what? Friday I got another call and they wanted to talk again. I made them my same offer and am waiting to hear back from the powers that be. I let you know what comes of it.
And for what its worth, I was born and raised in O.C. and moved to the I.E. by choice. No way would I ever go back don't even like to visit.
Your in the drivers seat. They still have too many standing inventory. If you drive the projects in Temecula/Murrieta, there is just dirt lots. They are still trying to sell all of the houses they built during the late summer of 07. They just consolidated offices and had a lot of lay offs recently. This is also the same with the other builders in the area. The builders local divisions, still need to make their numbers. So, I'm almost positive you will be called to close on a house soon. My advise is, make sure that house is perfect inside and out, during your walk through. Once you give a deposit and sign docs, your are even more in the drivers seat during the inspection of the house. Their policy is not to close on a house that isn't signed off by the homeowner as being to their satisfaction. Good luck. These are the times to enjoy being in a "Buyers Market".
Well, I expressed an opinion about an *area* and the properties in it. What I got in return was a personal attack!
I do think Riverside is a dump, that is my personal opinion.
