Converting a 3/1 into 2/2User Forum Topic

I am looking at buying a 3/1 in La Mesa. There are 2 medium sided bedrooms, and 1 small. All the bedrooms have the standard 50s small closets. There is also 1 small bathroom. I am thinking about combining the small and 1 med bedroom into a master suite. It seems like prices for 3/1s and 2/2s are not that different from each other, and a 2/2 would be much better for my lifestyle. I know the "rule" that you don't want to lose bedrooms for resale - but any thoughts would be appreciated. Currently single w/ live-in partner - long term plan would be to turn this into a rental property in 5-10 years and upgrade myself to a 3/2 once I start expanding my family.
