Investment property near 92128

We are looking to purchase a condo/townhome as investment/rental property. Our budget is 250k.

One area we looked at is the condo conversions near Rancho Bernado High School, such as Carmel Trails on Avenida Venusto. The complex was built as apartment in the 80's and converted to condo in 2005. Right now a 2-bedroom unit would sell for about 200k.

Is this a good community to buy in?

I live in 92128. It would be ideal to buy somewhere not very far from my place.
