Best Values in San Diego

What neighborhoods in San Diego offer the best value for homebuyers? What areas are the hidden gems out there today?

I remember Leucadia back about ten years ago, wish I had bought there. Same with UTC about twenty years ago, before everything got really built out.

For bang for the buck, I think there are some nice areas of La Mesa, San Carlos, and the Rolondo neighborhood in San Diego (bordering La mesa) that are beginning to look almost affordable. But I'm looking primarily at locations within half an hour of downtown, which is important to me.

I'm curious what others might see as the "hidden gems" of San Diego.

Allied Gardens - starter or smaller 2nd home
San Carlos - larger starter / 2nd home
Del Cerro - lowlands - larger 2nd / 3rd home
Dell Cerro - highlands - larger 3rd or larger budget

I have lived allover SD and I love where Ilive now.

Gas is cheaper than anywhere else.

The main reason is we live in a house on a cul de sac and the weather here is amazing.

Crime is low, and there are amplepolice patroling the area.

Ok LOVESSD I give up where do you live, where gas is cheaper? I would have guessed El Cajon but then you said crime is low,so that's not it.

Here's the mystery of the evening, gas is cheaper, crime is low and ample police. LOVESSD, why the mystery? You don't need to reveal your street name, but narrowing it down a little would be nice.

Del Cerro and Allied Gardens look like excellent locations. I had just started looking into those areas and they look great.

I've been in Allied Gardens for 5 years. Prices are almost back down to 2003 levels.

Smaller older houses but no Mello Roos or HOA's and lots are almost as big as the mcmansions in CV. Central to most things: 10 minutes from misson bay, 10 minutes from downtown.

Wow, people actually are dying to know where I live?

My zip code is 92154
Subdivision is Candlelight Estates, and a lot of homes here are bank owned now, BUT, the foreclosed owners used the fake equity to upgrade their older homes.

Also, no mello roos and no HOA in the older areas.
Lots of parks too.

I have a swimming pool and as of today I have still not gone in it. Too cool...maybe in another week!

I work downtown and my commute is 12 miles 1 way, I take I 805 to the 54 west to I 5, driving...

bus/trolley access is great as well which is a 30 minute ride to downtown if one decided to go Mass Transit fully.

One could park and ride from Palm Trolley Station and the commute is 20 minutes approx to 5th and B downtown

My favorite "value" location is Bay Park (parts of 92110 and 92117 north of I-8). You get central location and coastal breezes and views in a family -oriented environment at a much better prices than places like Point Loma, PB, or La Jolla. Also, nearby parts of Bay Ho and West Clairemont offer similar value.

Need to be out of there before the kids reach school age or have to consider Private school. But locatioonally I would agree with you.

I partly agree ...
When we lived there we were happy with Bay Park Elementary. It's the middle schools and (uggh!) Clairemont High that are the issues.
For us, if we stayed, we assumed we would pay tuition from 6th grade onward.
