Best time of the year to find a property

to rent, I mean.

Question for longtime tenants/landlords in San Diego:

Due to year on year renewal of leases, I always find myself looking for a place to move around this time of the year. Every time I do that, I find out that all the interesting properties are gone in Feb/march time or will not be available till june/july.

Granted that I have a survivor bias (because I am most intently looking for april/may timeframe and never pursue the ones earlier or later as diligently), is there such a thing as the best time of the year to be looking for a place to lease in this city? Does this have anything to do with warm or cold months? School start / end?

What time of the year are the best deals or the most supply available?

Really depends on where you're looking to rent. Any place near any colleges or universities, you will have to take into consideration students who may vacate during summer, or more demand when freshmen start in Sept, generally they're looking in August.

Pacific Beach experience.

2 bedrooms fill out in the summer as internationals pack 4 in a 2 bedroom suite but landlords don't like having inventory ditting on the market so Oct and November seem to be good months in the PB area to be a qualified renter. JMTC

Just from what we've experienced since we started renting a couple of years ago...easier to find nice places during the winter months and it gets increasingly competitive during the spring/summer.

dumbrenter, As former military, I will tell you that the military usually waits to move people in the spring or December...yes, that has to do with kids school schedules. Often, they will move them early, but the wife stays behind to finish out school year. Too disruptive for kids to go to a new school for two or three months, but mid-year is not bad. We never moved anytime except early summer. We had orders by spring, usually moved out in June, had a month or two to move, and started leases in August. The only time we did not get spring orders was when my husband taught at the Topgun school...they run on no one's schedule but their own.

Interesting replies. Do you think the same applies to renting a SFH as opposed to an apartment? I've been reting for 3 years, and I've decided to rent for another 3. Should I wait until late in the summer to find a place?

Based on our experience last year in finding a rental, there was a mad rush for housing right before the school season started. Once we were through that, there was less competition and more choices. That started the last couple of weeks of Sept, and we found the house we moved into, at the end of Sept.
