Avalon condo project in PBUser Forum Topic
Submitted by FoamFinger1 on August 16, 2007 - 4:24pm
Hi everybody! Great site, always good information and comments. So on to business... Does anybody have any information regarding the Avalon condo project by Mayfair Homes on Hornblend St. in Pacific Beach? I watched this thing go up and looks finished now. The sales office around the corner closed/gone. No office or people on site either. The units look finished with appliances and trim details finished. Are these going to be rentals now? or stay condo? Any ideas?

Not sure on that unit but they are having some problems on the one in Bankers Hill. So they are in distress.

This made me laugh out loud (from the above article):

Occupancy is now expected in early 2009, but Saberi said the delay might actually help.
“You're going to see existing inventory gradually dwindle down over the next 12 to 18 months,” he said. “We'll be dealing with a better market from the seller's point of view than we're experiencing today.”

What planet is this guy on?
Thanks for the replys.
Looks like funding problems on the Balboa project. If the PB project is finished why not sell/dump it for the cash? or maybe it is collateral for the Balboa project? I'll keep digging and following this one.
I know it's just another condo project but it's the only bright spot on the whole street. The street and much of the town looks like a piss-puke stained student-ghetto apartment-slum managed by Sgt Shultz Property Management.
Maybe they should try new marketing, beach eclectic meets swank ghetto. ????
What is a "Commercial Condo" ?
I notice the ground level retail space in this three story building is now divided and for sale as commercial condos. The sq ft is 500-900 for most units. Prices start around $200K for the 500 sq ft.
All of the residential loft and condo floor plans above these spaces look empty as day one.
Any ideas fellow Piggs?
This is now called "Pacific Beach Sands" and a google will bring up the link and also some real estate blogs stating that "Windemere's New Home Division" has secured the listing and that the 2 BR/2 BA start in the mid $400s. No pricing on the Pacific Sands site though. It is apparently a mix of commercial and residential space according to the Pacific Sands site. Still looks dark and empty though when you go by it.
Heard from someone wo worked over at the PB location that they were not able to sell even one of those units and then elected to go rental. I mean who wouldn't want to pay 600+ to live across the street from Margarita Rocks.
