Anyone Know A Meticulous Home Inspector?User Forum Topic

I am looking for a very thorough home inspector. We bought a new home last year and our builder's 1 year warranty ends soon. I wanted to have an inspector go through the house with a fine tooth comb and let me know about anything that has not become apparent to us yet. The builder has been a pleasure to work with and they have fixed any issues that have come up and I want to make sure that I take advantage of that while it is on their dime. Whatever home inspector you decide to go with, make sure that they have a license from the American Society of Home Inspectors, as they are the number one organization that maintains the highest standards. Also, it is a good idea to ask to see their resume. It's not enough to just have a license -- they should have performed actual inspections recently, as local codes and regulations may have changed and also within your area, as regional differences exist. In order to get the most bang for your buck, you should know what to expect from a home inspection and to be present during the inspection, so that you can see exactly what the inspector thinks you need to repair or upgrade. Plus, you can ask their advice regarding how to maintain or even increase the value of your property. The cost varies according that what exactly they will be inspecting (fireplace, roof, well water, etc.), but it can be as little as 2/10ths the value of your home. Good luck.
