Anyone familiar with this Oceanside complex?

Looking at Google Earth, it seems to be bordered by a ton of mobile homes. That could be good (senior parks) or bad (low income family parks). Just curious, as they seem to be decent buys ($185k - $240k sold comps) if the neighborhood isn't too scary.
