My friend is looking to move down to SD and he likes coastal areas. Are there any new development in the Del Mar area with a price range up to around $700k?

I think they are building a new motel. For that he should be able to rent a room for as long as he likes;)

sdrealtor, that was cold, but damned funny.

DonaldDuckMoore, you are joking right? New development in Del Mar, and up to 700k? You need to get in the way back machine, I think 1995 is about where you want to be, though there wasn't much new development even then.

Thanks for the info anyway. Then are there any new development in that area regardless of the price?

New development in Del Mar? I think they might be tearing down the movie theatre in Flower Hill Mall and building a Whole Foods Market.

If you want a new house in Del Mar, you are going to have to buy an old one, tear it down and build a new one yourself.

The closest you will find new developments to Del Mar is in Carmel Valley immediately inland of there. There are some pretty close to Del Mar selling new construction in around the top of your price range. For example, Portico at http://www.pardeehomes.com/pacific_highl...

Theres very little new construction in any San Diego coastal area - those areas were pretty much built out long ago and generally you'll just find the occasional teardown & rebuild projects (like the newer townhomes in PB).

I didn't answer because you specifically mentioned Del Mar. Carmel Valley != Del Mar. But if interested, asside from portico

1) Pardee: Carriage Run still has some 2000-2400 sqft around 700-800k give and take

2) Pardee: Derby Hills still has some back on the market from builder. 2800-3xxx+sqft $1.1+million

3) Pardee: Bridle Ridge 2600-800sqft around 750k-850kish give and take. Terrible location though (a good portion of homes have a nice view of the HV power lines in the back.)

4) If your friend wants to buy slightly used, I've seen a bunch of Pardee Saratoga homes going on the market recently. These were recent new homes 1-3 years old. Not exactly sure why folks would be selling so soon, but I have my hunches :)

Note: Portico's location in the Pacific Highland Ranch. #1-#3 is in the Carmel Country Highland area (near torrey hills).

There is a pending #5 development TBD also Pardee in the Carmel Country Highland area on the last remaining lot...Rumor has it it's either an "affordable home community" OR it will be an upscale attached community....Don't know when though.
