I wouldn't say that quoting one odd listing.
A quick look at 92109 shows people in denial and delusional, as many think their shacks are worth more now than in 2005.
Thhis house is off the market now. It will be interesting to see if it closes, and at what price. Could be 2003 level, could be 2005 level.
Sold for $665,000, closed on May 19.

Looks like it attracted offers immediately, then closed in less than 30 days.
Does anyone have an opinion: what does a single comp like this do to values nearby?
Zillow still has an Zestimate on this place of $900,000 even though it just sold for $665,000.

Here's another place in PB asking only $300/square foot.

It last sold in 2000 for $422,500. That's about $200/square foot. Could PB ever get back to those prices? That would be schweeet.
I think of condos as the weakest link and have seen them come down in price. Hopefully the SFHs will follow.
Give it time. And not too much will be needed at the rate the market is headed. The second half of 2008 is gonna get scary!
my friend bought a 3 bed fixer on foothill for 550.. I guess he didn't get a bad deal after all! (I was skeptical)
