It's funny, I was going to start a thread very similar to this myself today. When I started following 4S you almost never saw a property over 3000 sf under about $850K, and ususally they were over 1 million. Now I think there are over a dozen of them. I really like this one:
I realize this is in fact $850k, but it's quite a bit larger than 3000 sf. The Mello Roos are a bit of a bitch, but even so, if I had orders to San Diego right now I might seriously consider pulling the trigger on this one. Ok, maybe after a lowball offer of $750 or so, but I would give this place a very thorough look through.
Those folks 6-8 months ago who claimed 4S would never fall are looking kind of foolish right now. Havn't seen many on the forum lately though.

It's nice to see my S.D. brothers and sisters finally seeing the drops, it gives me deja vu from last year in my hood. Now before all this talk of trigger pulling, keep in mind the pain train is only just at an audible distance, it will be kept at bay until the bounce fades. Then the repos and the builders will get in a price war that will shift the advantage from month to month. Once the spiral picks up steam, the repos will increase and your trigger finger will get itchier and itchier, that 750 lowball will make you laugh when the list for a similar is 700, then 650, then disbelief will set in. Patience young Skywalker.
Don't worry TG, the government will protect me from my own foolishness. I won't buy ANYWHERE until I have orders in hand, and that won't be until Feb-Mar 09. The stupidest thing I could possibly do is buy where I think I might be going, rather than where I actually go.
3 rules to a happy military life:
1. The only constant is change
2. The only guarantee is there are no guarantees
3. If you take the paycheck twice a month you go where they tell you
The moment you can no longer live with these rules you will no longer succeed in a military career.

Yup this is not at all any affordability or considerable price range. May be end of 2008 you can see then around 110K down prices from this level.

Before we start bagging on 4S Ranch please remember that it is virtually fireproof.
TG - I am using the force, it's just the dark side is trying their best to persuade me
Is it fireproof or firepoof?
