4s Ranch and New DevelopmentUser Forum Topic

Does anyone have information on any new developers coming to 4s Ranch? The two who are still developing there are Buie (Chanteclair) and William Lyons (Maybeck), but I heard that California West Homes was supposed to start development this past June. However, no sign of them has emerged. Any updates or insights would be appreciated. Thanks.

Some lots from California West Homes were foreclosured. Their website is not active, probably they are out of business... ?
Gianni got sold out recently. Maybeck still has about 10 new houses left in the current phase and the last phase. Chanteclair got sold out fast too. It seems not much choices left in 4S.
I also want to know who take over John Laing Homes' land in 4S, some houses are half built there.

Yesterday I noticed at least seven model homes going up in the empty lot area at the end of alva road. also they are almost finished with a new park in that area. seems like 4s will have two new builders developing. there are over 100 lots ready for homes in this area. hope this helped

Excellent !!! Coming in Jan 2010 as per the website. I wonder what this extra inventory along with the possible ongoing distress homes will do to pricing in the area. CW seems to be a new developer. Anyone here with any more info on the builder and these new developments?
4S Ranch/Rancho Bernardo is so far north/inland that it only makes sense for people that work in Carmel Valley. I think it's just for a specific segment of the market.
My guess is, not much. Fewer than 150 new houses, most likely spread over 2 or 3 years.
If you want prices to go down, be very worried about the opening of the new high school. When its first test scores come out next summer, that by itself can have a greater effect on local pricing than new construction or distress inventory.

Most likely, yes. I expect the scores to be substantially better than Mt Carmel and possibly rivalling Westview and Torrey Pines.
Generally new development will not help prices go down. Only existing homes will help prices goes down.
They're finally building smaller houses on larger lots again. That's definitely a good sign in my eyes. ~2200 sq-ft on a 6900 sq-ft lot sounds great to me. The question then becomes, would they help pay the MR too?
The 2200 square foot model looks to be a single level, so it would seem that the lots will still be pretty small for what's on them.
California West appears to be the same builder that did the Serramar development in the southern-most reaches of La Mesa.
It'd be interesting to understand the financials behind them as well as the substance behind rumors regarding Fieldstone (and StanPac to a lesser extent).
Getting builders back to shouldering more of the infrastructure costs would be great. M-R has become a bubble of it's own sort, especially in PSD.
Visited friends in 4S last weekend. They told us the Silhouette development is back on track.
Apparently an investment group has taken over the project since John Laing's exit, and will be completing the remaining 39 homes, with some move-in dates this December.
Are the model houses of Silhouette available to see now ? any price list available ?
Our friends mentioned that the sales office is now open at the site of the original Silhouette models. (Probably until about 4PM each day--not really sure about the times.)

The three principals made up 50% of the ownership in Lucas & Mercier Development (LMD), a successful residential land development and home building company formed in 1993. The three principals moving forward with Communities were the active owners and managers of LMD, which built and sold over 1,800 homes within 30 residential projects throughout Southern and Northern California. Upon the sale of the Northern California division, the principals announced the transition from LMD to the formation of California West Communities to carry on the land development and home building operations in the Southern California area.
California West Communities intends to purchase both un-entitled and entitled property in the Southern California region, primarily in San Diego, Orange and South Riverside counties. The company will engage in both land development and home building operations depending on the type of land purchased. Communities is opportunity driven and will seek out properties in market locations that present profitable margins supported by desirable demand/supply ratios, local employment opportunities, land design characteristics and product design integration. When I do drive into work about once a week, I stop to get gas usually about 5:00 AM in the morning,
I am amazed lately on how many guys are at the station filling their construction trucks,
I guess there are a few project starting about everywhere, This to me is a good sign, I know there are a few on this board who would love to see the whole thing go down the toilet but I like seeing guys get back to work myself.
