You're not kidding about the yo-yo pending/active status.
I think it must be because the basketball hoop and the pattern on the garage door, in combo with the 2 windows, make it look like a jack-o-lantern.

Is there high power lines just to the west? I noticed a large linear cleared out area across the street and behind that house. Zoom out of google maps and you can see it. There are just a few things that can create that 'cleared out' area.
Just wondering if any other Piggs have had a look at this property. I saw it about a month ago and felt it needed a lot of work. Also noticed that it keeps going into pending status and back on the market every few weeks. Do you think they buyers are backing out after inspection? Any thoughts and theories are welcome.

in your estimate, how much in term of $$ do you think a buyer need to spend to bring this house up to par? It's interesting to see if the repair cost would make this house above the local comp.

I'd guess close to $100k to get it up to par.
Items that need fixing:
1) needs new HVAC
2) retaining wall in back might need to be fixed. Large tree roots are weakening the wall.
3) outside stairs from rear balcony are rotten and broken.
4) kitchen would need considerable work
5) garage door and garage need some work - looks like the previous tenants ran a hair salon out of the garage
6) I would need to get the pool out but there is also a LOT of concrete at the rear and side of the house that would need to go
7) leak in lower bathroom (both bathrooms really need to be redone)
8) all new carpet or tile or vinyl needed
9) the sliding doors to the pool are not level - might have issues with that part of the home
I'm no expert but I think you can easily spend $100k to fix this home

That room towards the pool with the deck on top must be an addition. Permitted?
The clearing is just an easement for the aqueduct that continues south along Salmon River and then bends east to the pump station at Mercy Rd.

I don't think it's a game since this would scare off most buyers. I wouldn't necessarily care for a home 4 others have turned down. I'd have to ask why? What's wrong with this house?
